包租公恒隆杭州“反套路”：33亿当租客 恒隆跟百大签了20年租约，每年租金约1.5亿元，共计约33亿元。 租下武林银泰的B、C馆，对于恒隆来说，是它第一次在内地尝试轻资产方式拓展项目，告别了惯用的“拿地-开发-运营”重资产路径。 恒隆为啥突然“由买改租”？ 或许因为被杭州百井坊二期地块“鸽”到心碎！ 时间拉回2017年，杭州公示的城市设计导则里，百井坊地块是由两期组成。 这块地就在杭州武林银泰的隔壁，是恒隆在内地所拿最贵的一块地，也是它最后一次在内地土拍拿地。 而二期地块，至今杳无音讯。 西湖66也是目前恒隆在内地11个项目中唯一在建的。 也许不是每个人都喜欢西湖66的幕墙设计，但不可否认它的质感。恒隆确实是舍得砸钱的。 武林商圈里，不得不提杭州大厦。它开业31周年，是杭州第一个百亿销售额商场。在杭州重奢商场界，它是王者般存在。 而能够向杭州大厦发起挑战的下一个百亿级种子号选手，莫过于是西湖66。 所以，西湖66能否继续打破恒隆“出了上海就不行”的魔咒，成为“沪外第一恒隆广场”的标杆？这将是其最大看点。 项目预计今年下半年至明年初开业，若成功，杭州或将成为恒隆逆转业绩的关键战场。 香港置地在杭州的首个项目——光环梦中心，招商进展一直不顺利，项目合作方仁恒置地去年退出后，改由本地企业传化入股，今年4月没有如期开业。 华润在杭州的首座万象天地——亚奥万象天地，已经从2024年延期到2025年，目前还没开业。这项目前段时间还陷入更名降级风波，引发当地关注。不仅如此，华润在杭州在建中的未科万象城和申花万象天地，也在默默延期中。 龙湖在杭州的龙湖滨康天街，因施工复杂，也推迟到了2027年8月，延期约两年。
